What's your home actually worth?

Online estimates are a starting point, not an answer. They can't account for your renovations, your street, your timing, or the buyer pool right now. The only way to know what your home is worth is to have someone who knows your market walk through it.

Why online estimates fall short

1

They use averages, not your specific property

Algorithms pull from recent sales nearby, but they can't tell the difference between a gut-renovated semi and a dated bungalow on the same street.

2

They can't see your renovations, condition, or layout

That new kitchen, the finished basement, the weird floor plan that actually works — none of it shows up in an automated number.

3

They don't factor in current buyer demand

Market conditions change week to week. An estimate from an algorithm doesn't know who's actively looking in your neighbourhood right now.
