Locker Unit

A storage space in a condominium building that, like parking, may be owned as a separate unit or designated as an exclusive-use common element. Lockers vary in size from small closet-like spaces to larger storage rooms. They can be on the same floor as parking or in dedicated storage areas throughout the building.

Why It Matters

Condo units are often tight on storage, making a locker genuinely useful for seasonal items, luggage, and sports equipment. Like parking, lockers can be bought and sold separately and add value to your unit. If one isn't included, ask whether any are available for purchase from other owners in the building.

Real-World Example

You are purchasing a 550-square-foot one-bedroom condo near Bloor and Yonge. The unit comes with a standard closet but no in-suite storage room. A titled locker in the building's P1 level is available for $8,000 from another owner. The locker is roughly 4 feet by 6 feet -- enough for seasonal gear, luggage, and boxes. Without it, you would need to rent an off-site storage unit for about $150 per month. The locker pays for itself in under five years and adds resale value to your unit when you eventually sell.

Ontario & GTA Context

Like parking units, lockers in Ontario condos can be structured as separate titled units or as exclusive-use common elements. Titled lockers have their own deed and can be sold independently. Exclusive-use lockers are tied to the residential unit. The condo declaration specifies which type applies. Titled lockers attract a small additional share of maintenance fees and property taxes, though the amounts are typically modest compared to parking.

How It Works in Practice

If a locker is not included with the unit you are buying, ask the listing agent or property management whether any lockers are available for sale or rent within the building. Many owners who purchased lockers do not use them and may be willing to sell. A locker adds genuine convenience to condo living and is a modest cost relative to the overall purchase.

Common Questions

How much does a condo locker cost in Toronto?
Condo lockers in Toronto typically sell for $5,000 to $15,000 depending on the building and the locker size. Rental rates within a building, if available, are usually $50 to $100 per month. Prices are higher in newer downtown buildings.
Can I rent out my condo locker to another owner?
If the locker is a separate titled unit, you can generally rent it to another owner in the building. If it is an exclusive-use common element, the rules may be more restrictive. Check your condo's declaration and rules, or ask the property management company.
