Multiple Listing Service (MLS)

A cooperative database system used by real estate brokerages to share property listings with each other. In the GTA, MLS is operated by TRREB (Toronto Regional Real Estate Board). When your property is listed on MLS, it becomes visible to every TRREB member agent and is syndicated to public-facing sites like Realtor.ca, giving it maximum market exposure.

Why It Matters

MLS is the single most powerful marketing tool for selling a home. Over 90% of buyers begin their search online, and MLS feeds the major real estate websites. Selling without MLS means significantly reducing your exposure to potential buyers and likely leaving money on the table.

Within hours, the listing appears on Realtor.ca, and dozens of agents receive automatic alerts for their buyer clients who match the criteria. In the GTA, MLS is operated by TRREB and covers the entire Greater Toronto Area, including Toronto, Peel, York, Durham, and parts of Simcoe County. TRREB's MLS system is one of the largest in Canada, with over 70,000 member agents. TRREB rules require that listed properties appear on MLS within a specified timeframe, limiting how long a property can be marketed exclusively off-MLS.

Can I sell my house without listing on MLS in Ontario?
Yes, but it is generally not recommended. Selling without MLS (as a private sale or exclusive listing) significantly limits your exposure to potential buyers. Most buyer agents search MLS exclusively, and properties sold off-MLS typically receive fewer offers and may sell for less.
Is MLS free for sellers?
There is no separate MLS fee for sellers. The cost of listing on MLS is included in your agent's commission, which is negotiated in the listing agreement. You only pay the commission if your property sells.
